Am I too strict to ask for all these stipulations to rent one of my houses?

Rent on a house in Anaheim Hills in California is $1500. Four bedrooms, two and a half baths, swimming pool, three car garage in a gated community. The house is owned and paid for. I’m basically asking the amount to cover taxes, insurance and to save for any repairs. Here are MY stipulations.

1. Must show proof of citizenship and have a VALID social security number.
2. Must have a credit score of at least 700.
3. No foreclosures in the last 2 years.
4. No evictions.
5. Deposit of $3000.

Does this all sound good? Should I add anything? I just don’t want any deadbeats in the home. Thanks.
If you have a foreclosure than you may have a credit score of at least 700. Also it’s proof you had no will to keep your home and possibly trashed it upon moving out. So the foreclosure part will stay.

Those are all OK and legal in CA. Pretty standard. The rent is really low though, you could get 3500 rent for that place.

I would also add proof of income and a criminal back ground check.

When you rent really low like this you increase your odds GREATLY for getting a dead beat or destructive family in there.

I would recommend if you want to go low you charge 3000 for rent and 5000 for the deposit, that will help weed out the losers.
